House Rules

Welcome to Cozy Stead — we are delighted to host you! To ensure a comfortable, safe, and enjoyable experience for all our guests, please review and observe the following house rules:


๐Ÿ”‘ Check-In & Check-Out

  • Check-in: From 2:00 PM
  • Check-out: By 10:00 AM
  • Early check-in or late check-out is subject to availability and may attract additional charges.


๐Ÿงพ Booking & Payment

  • Full payment is required at check-in unless prepaid.
  • All guests must present valid identification upon check-in.
  • Only registered guests are allowed in rooms.


๐Ÿ‘ฅ Guest Conduct

  • Please respect the privacy and peace of fellow guests.
  • No parties or loud music, especially after 10:00 PM.
  • Drunken, disorderly, or aggressive behavior will not be tolerated.
  • Children must be supervised at all times.


๐Ÿšญ Smoking & Alcohol

  • Smoking is not allowed indoors. Kindly use designated smoking areas.
  • Responsible alcohol consumption is expected in public areas like the lounge or bar.


๐Ÿงน Housekeeping & Maintenance

  • Rooms are cleaned daily unless otherwise requested.
  • Please report any damages or maintenance issues promptly.
  • Guests will be charged for any significant damages or missing items.


๐Ÿณ Food & Beverage

  • Outside food and beverages are not permitted in the restaurant or lounge.
  • Room service is available during designated hours.
  • No cooking or use of heating appliances (e.g., hotplates, kettles) in rooms unless provided by Cozy Stead.


๐Ÿ” Safety & Security

  • Lock your room when you leave.
  • Management is not liable for lost or stolen items — safes are provided in selected rooms.
  • In case of emergency, please contact the front desk or security immediately.


๐Ÿพ Pets

  • Pets are not allowed, unless prior written approval has been obtained (e.g., for service animals).


๐Ÿง๐Ÿฝ‍โ™€๏ธ Visitors

  • Visitors are allowed in public areas only (restaurant, lounge) unless approved by management.
  • Visitors in rooms after 8:00 PM must be registered and may be subject to additional charges.


๐Ÿ“ถ Wi-Fi & Tech Use

  • Free Wi-Fi is available throughout the premises.
  • Please avoid illegal downloading or streaming, as it is prohibited.


๐Ÿ…ฟ๏ธ Parking

  • Free parking is available on-site for registered guests.
  • Management is not responsible for loss or damage to vehicles.


๐ŸŽ‰ Events & Photography

  • Events and photo/video shoots must be approved in advance.
  • Unauthorised commercial photography or filming is prohibited.


๐Ÿ›‘ Violation of Rules

  • Breach of these rules may result in eviction without refund and additional charges for damages or services.

By staying at Cozy Stead, you agree to abide by these house rules. If you have any questions or special requests, our team is always here to help.

Cancellation Policy

Please read our cancellation policy carefully, as it is not common for us to make an exception for it. In order to avoid any misunderstandings, we would appreciate your paying attention to the following:


  • No refund is made.
  • Date changes will be made at least 8 days in advance.
  • If the guest cancels less than 8 days in advance, the advance payment will not be refundable.
  • If the guest arrives and decides to leave early, the paid nights will not be refundable.
  • In case the guest simply does not show up (and does not cancel in advance), the total price of the reservation will be charged and this will be non-refundable.


For reasons of the COVID-19 pandemic, if the guest cancels with less than 8 days, the beds will be opened for sale, and in case the beds are sold, the guest can use their advance payment for a future reservation within the next 12 months. You must attach a positive test.
